Know who really owns the property before you pay for it.
Buying, selling or lending against a property in Mumbai? Assist Crew’s advocates examine the ownership history, check the records, and give you a clear written opinion on whether the title is clean, what the risks are, and what needs to be fixed first.
Who this is for
- Home buyers purchasing a resale or under-construction flat
- Banks and financial institutions needing a title report before sanctioning a loan
- Investors and NRIs buying property from a distance
- Families who have inherited a property and want to check its papers before selling or transferring
What we check
- The chain of documents through which the property reached the current owner
- Registry records for registered transactions, mortgages and charges
- Property card / City Survey records (and revenue records for land)
- Society share certificate, membership, NOC and bye-laws for co-operative housing societies
- Building approvals, occupation certificate and RERA registration where applicable
- Pending litigation, attachments and existing loans against the property
- Property tax and society dues
What you receive
A written report that lists the documents examined, explains the chain of title in plain language, records the searches carried out, identifies every defect or risk, and tells you what needs to be done to cure it. Where something could not be verified, the report says so clearly.
How it works
- Send us the documents you have (agreement, previous deeds, share certificate, property tax receipts).
- We review and search the records and tell you if anything else is needed.
- You receive the report with our opinion and recommended next steps.
- If you go ahead, we can draft and register the transfer documents, so the same team that found an issue can fix it.
Frequently asked questions
Is a title report the same as an encumbrance certificate?
No. An encumbrance certificate only lists registered transactions. A title report tests whether each link in the ownership chain was legally valid.
When should I get one done?
Before you pay a large token amount or sign the Agreement for Sale, while you can still negotiate or walk away.
Can defects be fixed?
Many can, through a rectification deed, a fresh release, a society letter or an indemnity. We tell you which ones and how.
